A significant landholding of approximately 23.32 hectares in Yan Yean will be offered for sale via Receiver’s Auction this month by Sutherland Farrelly and Ray White.

The site, at 2026 Donnybrook Road, comprises three Certificates of Title, incorporating three allotments and a 3-bedroom cottage plus workshop.

The property is located on the northern fringe of the Melbourne metropolitan area, within 2.5 kilometres (approx.) of the existing Urban Growth Boundary and has a frontage to the southern side of Donnybrook Road, a further road frontage to Plenty Road and is located within a Green Wedge Zone (Whittlesea Planning Scheme).

The land is elevated in part enjoying views of the Yan Yean Reservoir.

Paul Sutherland of Sutherland Farrelly and Rod Taylor of Ray White anticipate strong interest in the property, noting its future development potential, close proximity to Melbourne CB and to the existing Urban Growth Boundary.

The auction will be held on site on Saturday, 18th August at 11:00 am.

Office-warehouse snapped up before auction

Crabtree’s Real estate has sold a freestanding office warehouse in Dandenong prior to auction for $950,000.

The property, at 48 Dingley Avenue, offers 673sqm total building area on an allotment of 970sqm including a secure loading/parking area, all centrally located to the Dandenong CBD and Eastlink.

According to agent Andrew Loudon, with such strong demand in the market place for quality second hand buildings and such little supply “we had a solid level of enquiry with an offer presented to the owners prior to auction”.

The property was sold to a local owner occupier looking to re-locate his current business.

Chargrill Charlie’s to make Melbourne debut

Sydney’s cult chicken and burger eatery Chargrill Charlie’s has chosen a prominent Prospect Hill Road building in the popular inner-eastern suburb of Camberwell for its Melbourne debut.

Fitzroys Senior Manager, Chris James negotiated the long-term 10-year lease for 10 Prospect Hill Road at $228,000 per annum net.

The building has a 365 sqm ground floor area and sizeable 58 metres of frontage, positioned among Woolworths, Target, Aldi and Burke Road, and the activity of the Market Place car park.

Chargrill Charlie’s has operated for nearly 30 years and has 10 locations across Sydney, its profile going international last year when pop megastar Justin Bieber decided to have a casual lunch at its Mosman location.

He was quickly mobbed by a large crowd of Beliebers in scenes that made celebrity news headlines around the globe.
